Flooring is an area that can easily update the look of a house. Start with carpeting. What kind of condition is it in? If it is fairly new and in good shape you can have it cleaned. In most cases with a flipping project it will not be in good shape. When it comes to flooring remember the following adage: when in doubt, rip it out! New carpet is a very cost-effective way of improving the look of a room. Once again the area standard comes into play: be sure the quality of the carpet matches what is expected in the area. The cheapest carpet should be avoided unless the house is going to be a rental. It is not usually necessary to use the most expensive material, but the type of carpet and level of quality can make a big difference in the appearance. The difference in price may only be a few dollars per yard between a low grade and a medium grade carpet. That may translate into a few hundred dollars for higher quality and better looks. That is usually well worth the cost.

Wood floors can add an elegant feel to a house. The look of freshly finished wood can give the property a sense of warmth. In many houses you may find that dingy old carpets are covering nice hardwood floors that can be sanded and stained at a lower cost than replacing the existing carpet. If you come across this situation, you should refinish the floors if at all possible.
