One area that shouldn't be overlooked is landscaping. Many new flippers do not want to spend time and money on the yard. They do not realize the importance of curb appeal. When you are out looking at properties, pay attention to how you react when you see a house for the first time. Chances are that you have already formed an opinion before you have even gone inside, that opinion is curb appeal. A house that looks good from the outside, and is well landscaped, will have you thinking positive thoughts before you step inside. If you feel good before you walk, in you unconsciously want that feeling to continue. Conversely, a house with poor curb appeal will have you in a bad frame of mind. You will automatically start looking for the negative aspects on the inside. The exterior of the house needs to look good. You may need to add new siding or fresh paint. If the exterior is brick, you may need to power wash it and repair the mortar where needed. If the exterior is in decent shape, you may wish to add shutters or other accessories to give it a better look. Try stepping back and looking at the house as if you were seeing it for the first time.
